Best Spray Foam Insulation for Basements

Get the wall dry first. Everything below assumes you did.

A basement wall is a crawl space wall you can stand next to. The same closed cell foam does the same three jobs on it: air seal, vapor retarder, insulation. What changes is that a basement is usually going to be finished and occupied, so the foam needs the full thermal barrier, and the framing and drywall that finish the room are that barrier.

The number that decides the product is the wall area at 2 in. Basements are big: a 30 by 40 ft footprint has about 1,100 sq ft of wall at 8 ft, which is 2,200 board feet at 2 in, or four to five 24-can kits at their theoretical yield. That is canister territory, and every canister maker names basements.

Thermal barrier

A finished basement is occupied space, so the foam gets a qualifying thermal barrier in front of it: 1/2 in gypsum board, 23/32 in wood structural panel, or a tested equivalent. Foam left bare behind a stud wall with no board depends on an exception or an approved assembly; confirm which with the official before you frame.

Moisture

Bulk water beats every insulation. Grading, gutters, drainage and a dry wall come first; closed cell foam then handles vapor, with the HandiFoam FR sheet giving 0.9 perm at 1 in.

R-value target

The basement-wall row of the prescriptive table is written as continuous or cavity options and splits zone 4 into Marine and everything else, so read the row for your own zone rather than a single number. For scale: at the makers’ claimed R-5.66 per inch, 2 in of foam works out at about R-11.3.

The band at the top

The band joist sitting on top of the foundation wall is a different code case from the wall under it. It can qualify for the sill plate exception in R316.5.11 and stay bare; the wall below it cannot. Spray both in the same session, then treat them separately when you plan the cover. The four limits are set out on our rim joist page.

Section numbers are from the 2021 International Residential Code. Your city or county adopts one edition of the code and changes parts of it, and your local building official has the final word. A thermal barrier and an ignition barrier are different things, and the glossary explains both.

  • Ranked insulation kits For one wall or a bump-out; at whole-basement scale the canisters win on price per stated board foot.
Where foam is not the answer
  • A basement that gets water. Foam over a wet foundation wall traps the water behind it. Gutters, grading and drainage come before any insulation, and if you cannot get the wall dry, foam is not the next step.
  • A basement that will not be finished, where the walls stay open and the foam would stay bare. Without the board there is no thermal barrier, and rigid board with a rated facing may be the simpler route; ask the official which assemblies they accept.
  • Walls with efflorescence, the white powdery crust that shows where water is moving through the masonry, or seepage you have not tracked down yet. The crust is a symptom; insulating over it hides the evidence without stopping the water.

Quantity, worked once

Board feet are square feet times inches. The kit figures are the makers’ theoretical yields, which every maker that defines the term says are laboratory numbers; plan on less.

  1. Wall area 140 ft x 8 ft = 1,120 sq ft, less windows, about 1,080
  2. At 2 in: 2,160 board feet
  3. Froth-Pak 630 claims 630 at 1 in: four kits
  4. HandiFoam II-600 claims 601 board feet: four kits
  5. 24-can kits claim 480: five kits

Buy four canister kits or five 24-can kits, and expect to come up short at those yields. Then frame and drywall in front of the foam, which is the thermal barrier the code wants anyway.

Do I need drywall over basement spray foam?

If the basement is occupied, yes: IRC R316.4 requires a thermal barrier over foam plastic, and 1/2 in gypsum is the standard one. The stud wall you build to finish the room carries it.

How much foam does a basement need?

Wall area times inches. A 30 by 40 ft basement at 8 ft is about 1,080 sq ft of wall net of openings, so 2,160 board feet at 2 in. That is four Froth-Pak 630 or HandiFoam II-600 kits at their theoretical yield, or five 24-can kits, before any allowance for loss.

Open cell in a basement?

None of the open-cell kits in our record lists foundation or basement walls among its uses, and these assemblies are usually designed around a vapor retarder. Perm ratings are per product, not per category, so read the one on the can. The open-cell sheets we hold list interior walls and ceilings, where their sound figures are the point.
